HIGH SCHOOL - The high school building contains approximately 24,135 sq. ft. divided between 8,562 sq. ft. on the ground floor, 6,546 sq. ft. on the second floor and 9,027 sq. ft. in the partially finished basement and boiler room. The building has concrete block load bearing wall masonry construction with brick exterior walls and flat built up covering. The building has hot water heat provided by three Pacific Steel Boiler Works gas-fired boilers. Hot water is provided by a separate gas-fired boiler. The windows are either steel or aluminum framed, single pane glass units original to the construction dates. Overall, the building has been reasonable well maintained and due to some of the recent improvements by the tenant has an effective age of approximately 35 years.
The building layout consists of four classrooms and offices, as well as a women۪s lavatory on the first floor and 6 classrooms and a men۪s lavatory on the second floor. The basement area includes the cafeteria and commercial kitchen, two labs or specialized classrooms, storage rooms, two lavatories and the boiler room. The school section has approximately 12-foot high ceiling heights. The school has somewhat dated interior finishes on the older portions. Floor coverings are a combination of vinyl/composition tile and carpet, walls are glazed block and painted plaster and ceilings are a mixture of painted with incandescent fixtures and suspended grid or acoustic tile ceilings with surface mounted fluorescent light fixtures.

The building has hot water heat provided by the boilers in the high school. The windows are aluminum framed, single pane glass units original to the construction dates. Overall, the building has been reasonably well maintained and has an effective age of approximately 35 years. The gymnasium is attached to the elementary school and contains 17,995 sq. ft. on the ground floor and 4,466 sq. ft. on a partial second floor. The ground floor is primarily the auditorium with stage and folding bleacher seating with a men۪s locker room, offices, snack bar and lavatories behind the stage. The second floor has one small offices and an area divided into two classrooms as well as a lavatory. The gymnasium has recently had leaks in the roof that has resulted in fallen and damaged ceiling tiles; the tenant reports that there is asbestos in the ceiling structure as well.

CONVENT The convent is a two-story structure containing approximately 6,266 sq. ft. on the ground floor for a total of 12,360 sq. ft. plus a 6,266 sq. ft. basement. The building has wood stud load bearing wall construction with brick exterior walls with a shingled gable roof. The building has hot water heat provided by an older Pacific Steel boiler and a newer National gas-fired boiler. Hot water is provided by a 100 gallon, gas fired Lochinvar heater. The building layout consists of a first floor with an office, two parlors at the entrance hall, large living room, sun room, two lavatories, dining room, kitchen, and butler۪s pantry as well as guest dining room, chapel, three bedrooms and communal bather with two toilers, two showers and two sinks. The second floor has 27 bedrooms, one has a private bath and shower, and two communal baths; one with three toilets, three showers and three sinks, another with five toilets, three tubs, a stall shower and nine sinks. The basement has little finish and is partitioned into storage rooms, a laundry room, a furnace room, and a two-piece lavatory.
The building has somewhat dated interior finishes that are a combination of hardwood, linoleum and carpeted floors, painted plaster walls and painted plaster ceilings with surface mounted incandescent light fixtures. The windows are newer aluminum single hung with cultured marble sills, insulated glass units. Overall, the building has been reasonably well maintained with the exception of significant plaster damage in several of the rooms.
